Inspections are required to confirm your construction is following the approved plans, conditions of approval, and all applicable building codes. 

You can schedule your inspection by phone or by using the app.

Before you Start

  • It is the permit holder’s  responsibility to schedule all inspections. 

  • Appointments must be made at least one business day in advance. 

  • Each permit is limited to 3 inspections per week. 

  • Inspectors spend about 20 minutes per stop. 

  • The City of Oakland does not provide same-day inspections (including electrical meter disconnect/reconnects). 

Inspection Requirements

What types of Inspections can I schedule?

  • Field Check – May be required before your permit is issued to gather site information. (Phone scheduling only.) 

  • Pre-Construction – Required before work begins on grading, demolition, new buildings, or projects with a Construction Management Plan. (Phone scheduling only.) 

  • Foundation – Inspection of formwork, reinforcing steel, piers, etc., before concrete is poured. 

  • Frame (Rough Inspection) – Covers framing, trades, utilities, and rough work prior to “OK to Cover.” 

  • Final – Required when construction is complete and all paperwork (permits, certifications, sign-offs) is ready.

When is an Inspection required?

You must complete inspections before: 

  • Pouring concrete or grout 

  • Covering plumbing, electrical, or mechanical work 

  • Covering floor or wall framing 

  • Taping drywall or applying stucco 

  • Installing insulation or fire protection 

  • Waterproofing balconies, stairs, or similar areas 

  • Roof nailing or framing work

Step 2.Step Two: Prepare for Inspection

  • Have approved plans and job card printed in color at the site 

  • A person 18 years or older who knows the project must be present

Need to Know

  • The number of free inspections you receive depends on your project’s valuation. 

  • Failed inspections, cancellations after 10 AM, or in-field cancellations will still count as one inspection.
